Tile is one of the longest lasting surfaces in any home but grout is its weak point. Grout is porous: it absorbs water, soap, grease, food, dust and bacteria, and a household mop just spreads that residue back and forth across the surface. Within 12 to 24 months, lighter grout colours start to grey, yellow or blacken, and showers begin to develop mould lines that never fully scrub out. The tiles look fine but the grout makes the whole room look tired.
Professional tile and grout cleaning in Melbourne is the only way to extract the embedded soiling. Fletchers uses truck mounted hot water extraction with a sealed spinner tool: pressurised hot water is delivered onto the surface while the vacuum simultaneously recovers the dirty water, leaving the tile cleaner and the grout dramatically lighter in a single pass and without flooding the room.
Mopping deposits water and detergent into grout lines but never extracts it. Bleach lightens the surface temporarily but doesn’t remove embedded soiling. Within weeks the colour returns. Acidic supermarket sprays etch tile glaze and damage natural stone over time. Steam mop attachments lack the pressure and vacuum recovery needed to actually pull dirt out of porous grout. The result is that DIY usually masks the problem for a few days before it reappears.
After cleaning, we apply a penetrating sealer to grout lines as an optional add on. The sealer fills the microscopic pores in the grout, preventing future water, soap and food absorption. Sealed grout stays cleaner for 2 to 3 years before resealing is needed, and it’s particularly valuable in showers, kitchens and entryways. For permanently stained grout where colour can’t be fully restored, we also offer grout colour sealing, a pigmented sealer that uniformly tints every grout line to a chosen colour for a like new finish.
Different tile materials need different chemistry. Glazed ceramic and porcelain can handle alkaline pre sprays and high pressure. Natural stone, slate, travertine, limestone, marble, requires neutral pH chemistry and reduced pressure to protect the surface and any existing sealer. Terracotta needs to be cleaned dry first to avoid waterlogging. We assess every floor before quoting and choose the safe method for each surface.
